Energy Program

Our Energy Program is divided into four
phases:
Phase 1
-
Provide a consistent metering system
(baseline) to monitor utility usage for
each facility. Establish a facility
profile to use in the following phases.
Phase
2
- Review
existing rate.
-
Consult with our energy partners to
develop a plan of action to address
facility usage and review possible
utility structure rate changes.
Phase
3
- Make
corrective changes to our operations
based on feedback from energy partners.
These changes would be of an operational
(conservation) perspective as well as
identifying some performance contracting
opportunities.

Document any changes to consumption with
changes.
Phase
4
-
Establish regional groups of facilities
to "bundle" or leverage utility service
providers for better rates.
- Once
regions are established, then "shop" our
consumption on open market with
third-party vendor.
SMG's
Operations Development division has
introduced a "baseline" program. We have
teamed up with Automated Energy, a
utility consultation company. With
this new program, facilities will be able
to upload our utility information to an
Internet Web site for analysis. From that
site the facility operators can monitor
their usage, create profiles and trends to
effectively manage utility resources.
Upon full implementation, SMG corporate
and AEI will be able to monitor all
facilities' electrical usage and actual
demand to ensure that the proper
operations, rates and efficiencies are
being applied. We can group each by venue
type, location, size and utility region.
This will allow us to identify facilities
needing capital improvements or facilities
that can be modeled.
Automated Energy is assisting us
with the education of our staff in
understanding of the "Total" energy
process. Education is the most important
piece of this program. AEI is
consulting on the individual facility's
usage, demand charges, rate structure and
providing recommendations to us.
Automated Energy has recently
developed the gas usage component, which
will be the next step in our efforts to
conserve energy. Gas prices continue to
rise, so in partnership with AEI,
we researched the possibility of including
this resource management into our program.
AEI has now introduced this
capability and it has become an industry
standard.
AEI will also have a permanent site
on our operational Intranet site which
will allow us to educate, communicate and
provide new technology in this very
critical area of our annual budget.


Automated Energy
Automated Energy, Inc. ("AEI") is
an internet-based technology service
provider that delivers an efficient and
proven method of outsourcing a company's
load profile- metering requirements.
AEI provides turnkey solutions that
include host information systems
management and data delivery to the
customer. They also supply all metering
hardware and provide installation. Their
service relieves our customer of the
worries associated with owning and
managing the high tech systems required to
manage usage data in today's emerging
competitive electricity market.
Scope of Services
AEI provides the following for each
facility:

Automatic metering apparatus and
support.

Metering apparatus installed at an SMG
facility by a licensed electrician.

Customer access to the consumption data
via our SMG password protected intranet
site.
The power
load profile and information management
services that our facilities will access
through the web and AEI's servers
will allow us to perform the following:
- Web
based load profile monitoring
- Web
based viewing of daily and historical
load profile data
- Energy
use profiles (at 15 minute intervals)

AUTOMATED ENERGY TEAMS WITH SMG AS ENERGY
STAR PARTNERS
OKLAHOMA CITY (August 1, 2001) - SMG has
selected Automated Energy, Inc. (AEI),
as its partner in the Energy Star Partner
Program sponsored by the Environmental
Protection Agency (EPA).
SMG, a Philadelphia based company that
manages over 140 public facilities all
over the world, has been a partner with
the EPA for six years, first with the
"Green Lights" program and now as an
Energy Star Partner. Energy Star, is a
voluntary program that promotes
